Project Overview:
Beach Colony Resort is a luxury beachfront condominium located in Perdido Key, Florida, a barrier island known for its pristine coastline and hurricane exposure. Comprising three high-rise towers, each with expansive balconies and direct Gulf views, the development offers high-end residential units in a challenging coastal climate. The property’s location, adjacent to protected natural areas and subject to heavy salt exposure and wind-driven rain, required meticulous envelope design and oversight.
Project Outcome:
BMC provided comprehensive building envelope consulting throughout the design and construction phases of Beach Colony Resort. We reviewed submittals, consulted on waterproofing details, and performed on-site quality assurance inspections during critical phases of construction. By identifying vulnerabilities before finishes were applied, we enabled the construction team to implement preemptive corrections that significantly improved envelope performance.
As a result, Beach Colony has demonstrated excellent long-term performance with minimal reported issues, even after multiple hurricane seasons. The building’s durability is a direct reflection of the attention given to proper flashing integration, sealant detailing, and assembly compatibility — all coordinated in collaboration with BMC.
