Project Overview:
Located on the sugar-white sands of Pensacola Beach, Portofino Island Resort is a luxury coastal development featuring five 21-story residential towers overlooking both the Gulf of Mexico and Santa Rosa Sound. The project included hundreds of condominium units, expansive amenity facilities, commercial-grade pool decks, and a beachfront footprint directly adjacent to the Gulf Islands National Seashore—one of Florida’s most environmentally protected areas.
Project Outcome:
Thanks to BMC’s proactive consulting and on-site oversight, Portofino Island Resort reported zero moisture-related failures in its first 10 years of occupancy — a rare achievement for high-rise coastal construction. Our mid-construction interventions corrected multiple high-risk details before finishes were applied, saving the development team from costly repairs and warranty issues.
Working in collaboration with general contractors and subcontractors, BMC ensured compliance with best practices and manufacturer specifications, delivering a performance-driven envelope that has withstood the Gulf Coast’s harsh weather environment for over a decade.
Why It Matters:
This project stands as a flagship example of BMC’s ability to deliver preemptive moisture protection, extend the lifecycle of exterior assemblies, and protect capital investments in challenging coastal climates. Our approach to third-party quality assurance adds value long after construction wraps — and Portofino is living proof.
