Project Overview:
Built in 2001, Vinoy Place is a luxury condominium complex located at 555 5th Ave NE in the heart of downtown St. Petersburg, Florida. The community consists of four 13-story towers and 10 townhomes, totaling 102 high-end residential units. Featuring private elevators, personal terraces, and stunning views of Tampa Bay, Vinoy Place is one of the most sought-after addresses in the region.
Despite its elegance and upscale finishes, the property had a documented history of water intrusion issues, particularly during wind-driven rain events. Some leaks traveled down multiple floors before surfacing, making diagnosis extremely challenging. The townhomes also experienced unexplained moisture intrusion for years, leaving both residents and the HOA frustrated.
Project Outcome:
BMC was contracted to bring clarity and resolution to these persistent issues. Through a combination of building envelope consulting, on-site QA inspections, and detailed forensic analysis, we identified the root causes of the water intrusion and designed a targeted scope of repair to address failures across the entire property.
We collaborated with contractors and the HOA to ensure all corrective work was executed to industry standards. Our efforts not only resolved long-standing leak issues but also restored confidence among residents and significantly improved the building’s envelope performance.
